Search For Your Home
Use BestBid Realty’s web site to browse the MLS for the most up to date home inventories daily. We will notify you when a new listing appears that matches your search criteria. Browsing is a process that may take weeks if not months before you become serious enough to purchase. BestBid Realty realizes that buying a home is an important decision and we want you to thoroughly understand the buying process.
Registration
When you register your name and email with BestBid Realty, you will get access to the complete MLS database. If you serious about buying a home we strongly urge you to register. All of our agents are Realtors and members of the NAR (National Association or Realtors) and the Illinois Association of Realtors.
Pre-Approval
If you are ready to see properties, we highly recommend you secure a pre-approval for a home loan through a licensed lender or use our mortgage lender to pre-approve you free of charge. Serious buyers will always want to be pre-approved. Our Real Estate business is geared toward serious buyers. Being Pre-approved is required before making an offer.
Visit the Properties
The next step in the buying process is to visit the properties in your search.
Open Houses are the easiest ways in which to view a home if you are working on your own. Request an Open House schedule from BestBid Realty. You do not need to be pre-approved and you can go on as many open houses as you wish.
Showings. Let us know when you want to view homes. We will set up all showing appointments with the listing agents.
BestBid Realty will show up to 12 properties per showing.
The general rule is: In the city, listing agents attend their own showings. In the suburbs listing agents don't attend their own showings. Its the buyer's agents responsible in the suburbs to show properties.
We can show you homes 7 days a week. We normally meet at the property. You’ll need to be pre-approved to go on a Showing.
The Offer
When you are ready to write a contract, BestBid Realty will guide you through the process. When you are ready to write an offer call us at 1-888-995-9300. We will first prepare an unlimited amount of drafts. We will then send the contract to you for your review and signature.
To sum up our services
We help you find the property - coordinate the schedule of showings - handle negotiations – paperwork – contracts - counter proposals essentially, we help you throughout the entire process. We schedule the time and date for all third-party vendors i.e. Appraisers - inspectors and other professional service providers.
Closing Process
At closing you, our homebuyer will receive a BestBid Realty check for at least 50% of our commission and up to 70% of our commission. For example purposes a $400,000 home, with a 5% commission split equally between the agents, will give you a refund of $5,000.00.
*BestBid Realty must make at least $3000.00 per transaction.
